Client

Home Base manages a growing portfolio of vacation rental and property assets. Accurate property intelligence is essential for acquisition analysis, ownership verification, operational planning, and listing management. 

The company also relies on Guesty to manage reservations and guest operations. To improve property data quality and automate workflows, Home Base needed a centralized system capable of retrieving ownership records, tax assessments, building specifications, and sales history from public property databases across multiple jurisdictions.

Challenge

Property information was distributed across dozens of county websites, each using different search methods, layouts, and data structures. Some portals exposed structured data while others required browser automation or PDF parsing to retrieve information. 

As Home Base expanded across multiple states, manually collecting and validating property information became increasingly inefficient.

The client needed a scalable solution that could standardize property intelligence while reducing manual effort and operational overhead.

Solution

A centralized property intelligence platform was developed to automate property record retrieval, address routing, data extraction, and operational notifications. 

Intelligent Address Routing 

The platform automatically determines the correct county source based on the submitted property address. A multi-stage routing engine combines address parsing, geocoding services, and location mapping to route requests without requiring manual county selection. 

Property Record Collection 

County-specific connectors were built to retrieve property assessments, ownership records, tax information, building characteristics, and sales history. Depending on the jurisdiction, the platform uses direct API integrations, HTML parsing, or browser automation to collect data reliably. 

PDF Property Report Processing 

For counties that publish property information through PDF reports, a dedicated parsing pipeline extracts building specifications, structural information, ownership records, and transaction history. This allows detailed property intelligence to be collected automatically without manual review. 

Unified Property Intelligence API 

All county-specific outputs are transformed into a standardized schema covering ownership of information, assessments, building specifications, and historical transactions. This provides a consistent experience regardless of the original county source. 

Guesty & Slack Automation 

The platform also integrates with Guesty webhooks and Slack notifications. Property and reservation events can be monitored automatically, providing operational visibility without manual tracking.
